A lot of potential to be a network sitcom that falls short of it's goal of illuminating unique characters or see them go through real change. The problems of finding housing in LA were there but the struggle ultimately fell flat through lack of development. The one-note characters had some catchy dialogue, but it was all they brought to the table. I could barely tell them apart other than their professions which in and of themselves weren't very diverse, even for Los Angeles. I did like the dry attitude of the Russian lease manager and would have liked to see her be more of a wedge between the two warring sides that would have provided more tension. The ghost character Ed Carlson seemed to come out of nowhere and was almost like a deuce ex machina for Madelyne's character development. It seemed very odd that the changing momentum would come from a supernatural element when that was nowhere else in the script, I feel like he would have better been served as a corporeal person. Maybe an actual old resident who was in the industry. I did like the boxing glove battle in the middle. That action and the comedy that came from it was the highlight of the script for me. But it was like an oreo with only a tiny bit of the delicious creamy center. The outside elements were just fluff for some witty dialogue moments. I think the story does have potential as a modern "Friends" with more of a down-and-dirty vibe, but to achieve that you need more nuanced characters that aren't just LA archetypes but expand the stereotypes and inferences people make about the residents of Southern California. I would start with remaking the characters and I think the plot will lift itself up from the infusion of new energy. It seems like the plot is informing the characters more than they are informing the story. What you did with the Russian lease manager and Ed Carlson, you can do with your main characters. Maybe they're not quite as broad, but infusing them with more unique characteristics will help them lift off and lift the story.
